The year isn’t over yet, but 2025 has already seen some architectural trends worth noting. Here are some of the top trends, according to the National Association of Home Builders. 

1. Timeless and Traditional

“Homebuyers are looking to the past for timeless design inspiration but with a refreshed way of doing so, balancing form with modern elements,” NAHB notes. 

In the Northeast, this has often taken the form of Dutch Colonial homes, which are characterized by their signature gambrel roofs, symmetrical designs, dormer windows, central chimneys and brick/stone constructions. 

2. Universal Design

Another architectural trend includes an emphasis on inclusive and accessible spaces for all ages, especially aging family members. Elements like zero-step entries, wide doorways, lever handles and walk-in showers have become more common this year. 

3. Natural Connections

NAHB says, “Biophilic design – designing with the goal of increasing occupant connectivity to the natural environment – remains popular amongst homebuyers.” 

This can mean maximizing natural light or incorporating greenery and organic materials inside and outside of the home. Some curb appeal-worthy flowers or earthy green tones can also help channel these natural connections.  

4. Health and Wellness 

Wellness has been an overarching trend in recent years, especially at home. NAHB notes that more buyers are seeking homes that set aside space for wellness, like home gyms, meditation spaces and tranquil bathrooms. Last year, the luxury home market saw various wellness-fueled trends, from magnesium swimming pools to hyperbaric chambers. 

5. Resilient Design 

“With climate-related disasters occurring more frequently, homebuyers want to make sure their homes can withstand natural forces such as wind, fire and storms, so building with resiliency in mind is important in most regions,” NAHB notes. 

In a survey about disaster-proof home features, eighty-eight percent of respondents said they are willing to pay more for a home with features that protect against extreme weather compared to one without these features.
